SIGNS OF FLOOR SETTLEMENT
Floor settlement can be detected by these common signs.
CAUSES OF FLOOR SETTLEMENT
Check out the causes below to see how this happened to your floors.
WEAKENED FLOOR JOISTS
Moisture and humidity cause the wood beams beneath your floors to rot. When the beams rot, they are unable to support the weight above, and the floor becomes soft, bouncy, and begins to sag.
COLUMNS ARE SPACED TOO FAR APART
When construction is completed on the area below your floors, there is often too much room left between beams and girders. When the beams are made to carry too much weight, they will eventually begin to sag.
The active zone refers to the soil beneath the surface that is most affected by changes in moisture. The density and moisture level of this area shifts as the seasons and climate change. The active zone may be just a few feet below grade or more than 30 feet below grade, depending on the geography beneath your home.

The Smartjack is a high-capacity adjustable steel pier designed to stop settling and even raise your floor back up to where it was. We use a solid base of engineered fill to strengthen weak foundation soil and place the weight of the home on to competent soil beneath. Heavy-duty, threaded rods allow adjustments that give a custom fit to each SmartJack system we install.
HOW IT WORKS
• Hole is filled with tightly compacted crushed stone
• Supports pre-cast concrete base
• Cut to the appropriate size to fit your home’s needs
• Supports loads of more than 60,000 lbs. when installed
• Once the components are assembled and connected to the girder, the SmartJack can be tightened into place
Galvanized steel will not rust
Immediate stabilization and lift
